Speed without shortcuts
An 18,000 sq ft warehouse shell needed to become a functioning distribution facility in under nine months, with the tenant’s lease clock already running. We ran structural steel, MEP rough-in, and the shell envelope in parallel instead of in sequence, coordinating five trades on overlapping schedules.
Keeping the trades honest
Twice-weekly trade coordination meetings caught clashes on paper instead of on site — a rerouted sprinkler main here, a conduit path there — before they cost a day of downtime. The building opened for operations nine months to the day after we broke ground.
