A tenant improvement on a tight clock

A 6,200 sq ft office suite needed a full interior build-out — partitions, ceiling grid, lighting, and a new HVAC zone — before the tenant’s move-in date, which was fixed by their own lease negotiations. We compressed the schedule to four months by ordering long-lead materials before permits were even finalized.

Built for how the space is used

Glass-front conference rooms, an open collaboration area, and a dedicated server closet were all specified by the tenant’s own team; our job was translating that program into working drawings and holding the schedule. The suite was inspected, punched, and handed over six days ahead of the lease start date.
